The research demonstrates the cadastral value calculation sensitivity to agroclimatic parameters and (soil conditions/ factors determing soil fertility) in humid, arid and semi-arid territories of the Russian Federation. Thе regularities to decrease the cadastral value of agrolandscapes are determined with an increase of gleying, (soil) erosion, stonyness, salinization, alkalinization, defl ation and over consolidation of soils. Cadastral value of agrolandscapes signifi cantly

The paper presents the range of soil quality variations in the agricultural zone of the Amur Region. Meadow-chernozem-like soils have the highest normative yields, productivity scores, and cadastral value, while marsh and peat soils have the lowest. Drained lands have better soil quality and higher cadastral value. Particularly valuable lands at the regional level occupy 82,1% of the agricultural land area of the Amur Region and are characterized by average and below average productivity scores. The paper presents the weighted average median values of cadastral value for the natural zones of the Amur Region. The highest weighted average median values were recorded in the southern forest-steppe zone (4,77 rublesm‒2). In the central pre-forest-steppe zone, the weighted average cadastral value is 2,52 rublesm‒2, and in the northern taiga zone — 1.09 rublesm‒2.Keywords: land quality; especially valuable land; normative yield; soil quality class; cadastral value of agricultural land
